Real Estate Case Study · Real Estate Marketplace

Farmland Bazaar: farmland buying made discoverable, verified and direct.

We built Farmland Bazaar, an online marketplace dedicated to managed farmland, agricultural land, estates and farmhouses across India. It gives a fragmented, broker-led market a single trusted venue: verified listings, direct buyer-seller connections with zero brokerage, and open price data for a market that never had any.

The business challenge

What buying farmland in India actually looked like.

A niche buried inside generic portals

Managed farmland, coffee estates and farm plots were scattered across mainstream property sites built for flats and offices. Their filters, categories and audiences simply do not fit land measured in acres, so serious projects drowned in irrelevant inventory.

Brokers standing between every deal

Farmland buying ran on middlemen. Buyers paid commissions for introductions, sellers lost margin, and neither side ever spoke directly until late in the deal. Trust suffered on both ends of the transaction.

No way to tell genuine land from noise

For a buyer, a land listing is an act of faith: is the project real, who is the developer, do the papers exist? Without verification, every discovery started over with due diligence from zero.

A market with no visible price

There was no public reference for what farmland actually costs per square foot in a given city. Buyers negotiated blind, and sellers had no data to anchor a fair asking price.

Leads that died in inboxes

Developers relied on phone calls, walk-ins and portals that sent them everything except farmland buyers. Inquiries arrived unstructured, went untracked, and quality was impossible to separate from noise.

Our solution

One specialized marketplace, three sides, zero middlemen.

Farmland Bazaar is a complete digital ecosystem: a discovery experience for buyers, a listing and lead engine for owners and developers, and a governance console for the marketplace operator.

Purpose-built for land

Four asset classes, acreage-based filters and amenity sets that match how farmland is actually bought, from drip irrigation to plot fencing.

Verification before visibility

Documents in, screening done, live within 24 hours. Buyers browse a marketplace that has already asked the hard questions.

Direct, zero-brokerage deals

Inquiries, chat and site visits flow straight between buyer and seller. The platform connects; it does not take a cut.

Leads with nowhere to hide

Every inquiry is captured, delivered by email and SMS, and queued in the seller dashboard instead of evaporating in a phone call.

Price transparency as a feature

City-by-city average rates and price bands, filterable by property type, give the market a public reference point.

An operator console for everything

Approvals, promotions, analytics, inquiries, users, content and SEO run from one admin, so the marketplace team moves without engineers.

The live marketplace publishes its own scale: 1,600+ properties, 1,200+ developers, 10,000+ inquiries and 500+ sold-out projects, with over a thousand farmland listings searchable in the farmland category alone.

The marketplace lifecycle

From sign-up to sold, how a property moves through the platform.

Nine steps carry a property from a seller's first visit to a closed deal, with verification and lead capture built into the path.

  1. 01

    Register in minutes

A single sign-up captures intent, buy or sell, and role, owner or developer, with email and mobile verification. No documents needed to open an account.

  2. 02

    Complete the seller profile

Sellers verify their email and add company details before they can publish. That one gate keeps anonymous, unaccountable listings off the marketplace.

  3. 03

    Post the property

Property type, specifications, pricing, photos and supporting documents, property papers, maintenance bills or visiting cards, go in through a guided posting flow. The first listing is free.

  4. 04

    Screening and approval

Every submission is reviewed against its documents before it appears. A listing goes live within 24 hours of passing verification.

  5. 05

The listing becomes a mini website

Each property gets its own page: price and price per sq. ft., plot ranges, overview specs, amenities, photo gallery, layout map and location map.

  6. 06

    Buyers discover it

Search by city, name or budget across four asset classes, then narrow by price range, project size in acres and nineteen amenities. Sponsored and recommended placements surface featured projects.

  7. 07

    Buyers act on it

From the listing a buyer can post an inquiry, shortlist the property, chat with the seller in real time or schedule a site visit. Developer profiles carry the track record behind each project.

  8. 08

Leads land with the seller instantly

Inquiries reach the seller by email and SMS and queue up in the seller dashboard. The free tier shows response counts; subscriptions unlock full contact details and direct follow-up.

  9. 09

    Sold, and on the record

Availability status moves with the deal, and each developer profile keeps a running record of total, active and sold properties, trust the next buyer can see.

Document-backed screening before anything goes live means discovery starts from confidence, not suspicion.

Leads arrive the moment they happen

Email and SMS alerts with a dashboard queue replace missed calls and forgotten inbox threads.

A market priced in the open

Why choose this solution

A niche marketplace done properly.

It is built for a niche the big portals bury: categories, filters and price data that speak acres, estates and farm plots, not flats.
It is a complete three-sided marketplace, buyer experience, seller tooling and an operator console, shipped and running in production.
Trust is structural: no listing goes live without documents, screening and an accountable seller profile behind it.
The commercial engine is built in: freemium listings, gated leads, sponsored placements and promotional inventory, ready to monetize.
It compounds: every listing is an SEO page, every developer a directory entry, every city a price-trends page pulling in the next buyer.
